Secure Your Financial Future
Sabrina and her husband sell their home to KALSIS at market value of RM1,500,000 (based on property valuation report by KALSIS appointed vendor)
Your Home, Your Sanctuary
Sabrina and her husband have exclusive lifetime usage of the home, known as the ‘Residency Period’. During this period, they receive structured payouts from KALSIS as follows:
- Year 1:
- RM150,000 (10% lump sum amount) – paid directly to the hospital
- Year 2 and onwards: (Choose one of the following options)
- RM60,000 (4% lump sum amount) – paid directly to the hospital
- RM5,000 per month (4% monthly amount) – payable to a joint bank account in Sabrina and her husband’s name
Ensuring Long-Term Security
Sabrina and her husband can nominate a Rebate Recipient who will receive a pro-rated rebate if they pass away earlier than 10 years from the sale of the home. The rebate percentages are based on the home’s initial market value at the following intervals:
- Year 2: 72% of the home’s initial market value
- Year 5: 63% of the home’s initial market value
- Year 10: 40% of the home’s initial market value
Rebate Benefits for Early Passing
Upon the passing of both Sabrina and her husband, the Rebate Recipient is entitled to the following benefits:
- Access to the home for the retrieval of sentimental items.
- The right of first refusal to purchase the home at the future market value, based on a property valuation report by a KALSIS-appointed vendor.
Rights After Passing
Should Rebate Recipient take up the right of first refusal, KALSIS shall convey the home title upon full settlement less pro-rated rebate
(if applicable)
Keeping the Home in the Family
If the Rebate Recipient does not take up the right of first refusal, KALSIS will take the following actions:
- Dispose of the property and all of its contents at KALSIS’s own cost.
- Upon the sale of the property, distribute the pro-rated rebate to the Rebate recipient, if applicable.

Eligibility Criteria
What you need to know
Senior must be:
- Malaysian / non-Malaysian resident with long-term visit pass;
- 65 years old and above (includes spouse or partner);

Owner of the home and has the requisite legal capacity to sell the home;
- Must be referred from a KALSIS panel hospital
Home must be:
- Located in Klang Valley (freehold and landed);
- Occupied by owner as their primary place of residence;
- Free from all encumbrances, such as mortgage and/or other financial liabilities, no property taxes, management fees (where applicable), and utility bills outstanding;
- Not built on Malay reserved land, Low-cost/ medium-cost affordable homes, or is a Bumiputera allocated property as part of development project;
- Meets KALSIS property qualification criteria;
- Valid and effective legal title issued under the name of the senior;
- Valid Certificate of Completion and Compliance / Certificate of Fitness for Occupation;
